Last week, urbanOvation hosted a provocative ‘Reality Check’ debate: The 2025 Roadmap for Commercial Real Estate. 30 industry leaders, from bullish developers to cautious investors and ESG skeptics. They pulled no punches in an animated and candid ‘Chatham House discussion. Participants came well prepared after reading urbanOvation’s distillation of 15 leading market forecasts.
CRE in 2025: Are you an Optimist or Pessimist?
urbanOvation founder and Reality Check moderator, Bill Kistler kicked off the discussion asking all participants to answer his two trademark questions: ”What keeps you up at night?” (what are you worried about) and “What gets you up in the morning?” (what are you excited about?). With mandatory Building Performance Standards (BPS) gaining traction and the UK’s Minimum Energy Efficiency Standards looming, the debate turned to its financial impact.
“Lenders are shutting the door on assets without a clear net-zero pathway,” warned a lender. Another attendee dismissed this as fearmongering: “Sure, financing challenges exist, but let’s not forget the massive opportunities in retrofitting and sustainable design.” Still, not all were convinced. In contrast, Germany’s over-regulation and the UK’s elevated interest rates raised red flags. One investor summed it up bluntly: “In 2025, it’s all about picking your battles and knowing where to bet big.”

However, other sectors, including retail and logistics, had their advocates. One participant passionately defended retail, claiming, “I’ve worked in this sector for 35 years, and I still believe in its potential.”
The debate crescendoed with opposing predictions. “2025 will be the year of reckoning,” warned a bearish participant, citing rising interest rates and geopolitical instability. Others took a more optimistic view:
“With great risk comes great reward. The prepared will thrive while the cautious are left behind.”
A recurring theme was the need for agility. “The ability to pivot quickly—whether in strategy, technology, or asset management—will separate winners from losers,” concluded a seasoned investor.
